An off-market property is offered for sale without a public advertising campaign. For a Brisbane investor, that can open another way to find a suitable purchase, but it does not automatically mean a lower price or a better investment.

Assess a private opportunity with the same discipline you would apply to a publicly listed home. The following steps help separate a property that fits your plan from one that simply sounds exclusive.

1. Define your investment brief and spending limit

Start with the purpose of the purchase. Are you seeking rental income, a property to improve, or a long-term holding? Set clear requirements for location, property type, condition and the amount of work you can manage.

Discuss borrowing capacity with your lender or broker, then set your own spending limit. Allow for purchase costs, professional fees, immediate repairs and a cash reserve rather than treating the entire available amount as your price ceiling.

Keep those limits in writing. A seller’s request for a quick answer should not change what you can afford or the checks you need to complete.

2. Establish a price range from comparable sales

Ask for the address and enough information to assess the property properly. An indicative price from the selling agent is a starting point, not independent evidence of value.

Compare recent settled sales of similar properties nearby. Consider land size, layout, condition, street position, parking and any material differences in flood exposure. A renovated house with extra accommodation may be a poor comparison for an original home, even on the same street.

Record why each comparison is relevant and use several sales rather than choosing the one that supports the asking price. If the price depends on future renovations or development, separate that potential from the property’s current condition and use.

When assessing an off-market property in Brisbane, a buyer’s agent can assist with sourcing opportunities and evaluating them against your brief. Ask how the price assessment was reached, what the service includes and how fees are charged. Access to a private sale is not a substitute for sound analysis.

3. Investigate flood risk and planning controls

Check the specific address rather than relying on a suburb’s reputation. Brisbane City Council’s FloodWise Property Report provides property-level flood information based on adopted planning data, including historic and estimated flood levels where available.

The absence of assigned river, creek or storm-tide flood levels does not rule out flooding, including overland flow. Use the report as a starting point and seek specialist advice where the information raises questions. Obtain an insurance quote for the actual property before finalising your holding-cost estimates.

Review zoning and relevant planning overlays too. If your strategy relies on subdivision, another dwelling or substantial alterations, ask a town planner to assess feasibility. A large block or an agent’s suggestion is not confirmation that a proposal can proceed.

4. Inspect the building and check the paperwork

Visit the property and arrange independent building and pest inspections before committing without appropriate contractual protection. For a timber home, ask the inspector to assess accessible areas for deterioration, termite activity and evidence of alterations.

Read the report, including its access limitations. A space the inspector could not enter is not a space that has been cleared of defects. Ask whether any findings need further investigation by a suitably qualified specialist.

Have your solicitor advise on title searches, easements and other legal matters. Request relevant approval records for additions or converted spaces, and have the appropriate professional assess them. Cost any necessary repairs instead of assuming a renovation allowance will cover them.

5. Build a realistic cash-flow estimate

Seek written rental appraisals from local property managers, supported by comparable rentals. Consider the property’s present condition, not the rent it might earn after improvements you have not yet funded.

List expected expenses, including:

  • Loan repayments and finance costs.
  • Council rates, insurance and property management fees.
  • Maintenance, repairs and a vacancy allowance.
  • Body corporate levies, where applicable.

Gross rental yield compares annual rent with the purchase price; it does not account for those expenses. Model the cash you will need to contribute after costs, then test a lower rent, a vacancy period and higher borrowing costs. Include a separate allowance for any immediate work.

If the purchase only fits your budget under optimistic assumptions, reconsider the price or the property.

6. Negotiate with advice, then make a decision

Ask what matters to the seller beyond price. Settlement timing or other terms may be worth discussing, but do not give up necessary protections simply to make your offer attractive.

Have your solicitor review the proposed contract before signing and advise on suitable conditions, deadlines and obligations. Make sure your finance arrangements and inspection requirements align with those terms.

Finally, return to your original brief. Does the property fit the strategy? Is the price supported by comparable sales? Can you fund repairs and hold it through a difficult period?

If those answers are satisfactory, you have a reason to proceed. If they are not, private access alone is no reason to buy.
