Will A Loft Conversion Add Value to My Property?

Last Updated on November 4, 2021 by Kravelv

Does a loft conversion add value to a property in London?  The short answer: yes.

Loft conversions continue to be one of the most popular ways to add real value to properties in North London in 2021.  Why?  Because they’re achievable, practical, and a sure-fire way to increase the resale value of the average home.

If you’re looking for a way to create extra space inside without changing the footprint of your home, a loft conversion could be the perfect solution.  Turning this dusty, unused area into a modern and useable space could transform the functionality of your home, and at the same time, add a good amount to the value of your property.

How Much Value does a Loft Conversion Add?

There’s no one-size-fits-all answer to this question.  The amount of value added by a loft conversion depends on a lot of factors: property location, home size (i.e., how many bedrooms are already in the home), what the space is turned into (i.e., bedroom/bathroom/open space), and the level of finish you choose for your project.

Is a Loft Conversion Achievable in my Home?

The style of your home and the pitch of the existing roof will largely determine whether a loft conversion is achievable.  Some homes lend themselves well to this type of extension; others require a bit more planning and work to achieve a satisfactory result.

Types of Loft Conversion

There are 3 popular types of loft conversions, North London:

1. Roof Light Loft Conversion

If your property has enough available space in the loft area for what you want to achieve, this is by far the easiest and most economical type of loft conversion.  A roof light (or Velux conversion as it’s sometimes known), simply involves strengthening the floor, installing skylights or roof windows into the existing roof structure, lining the walls, and installing a staircase.  It’s simple, not overly disruptive, and a great option for homes which may have planning constraints.

2. Dormer Loft Conversion

The dormer loft conversion protrudes vertically from the side of the roof, adding both floor and headspace.  The dormer conversion remains a popular option across North London because it can be added to either the front or the rear of the home.

A dormer conversion is a fantastic way of maximizing space: 90° walls and a horizontal ceiling allow for much greater usability and functionality.

3. Mansard Loft Conversion

Without doubt, this is the most expensive type of loft conversion.  However, the mansard loft conversion is generally more aesthetically appealing.

Mansard conversions involve removing a good portion of the existing roof structure and constructing walls on top of the existing roof edge.  By adding a nearly flat roof to the extension, there is sufficient volume created within the roof for an extra storey.

Cost vs Value

The balance between cost and value is a fine one.  The cost of your loft conversion will be determined by the size of the project, the amount of work involved, your location and the quality of finish you choose.

Loft conversions can be achieved for as little as £1700/sqm.  However, depending on your budget and taste, we suggest an indicative price bracket of somewhere between £1700 to £2000/sqm.

Talk to your specialist renovation team about how much value your loft conversion will add vs the cost of the project.  Discuss areas where you can cut back and areas where it’s better to spend the few extra pounds.

Include as much Storage as Possible!

Is too much storage space even possible?!  Smart storage is a super important part of your loft conversion.  Make use of every square inch of space: cupboards under stairs, window seats with drawers, built-in closets, shelving… talk to your renovation team about maximizing storage room inside your new space.
